if we were starting again, we'd be very tempted by Loxone + EnOcean - could get it going now, while in rented accom', and take it with you & extend in own-place using wired or wireless, as suits ...
OTOH, the smarter / intelligent automation of Idratek would be difficult to forego ...

I have added/tweaked my original post. As I need more guidance than I originally thought, especially on a "exact" system that I should choose that could do all of my current requirements but have room for future growth.....
I have also added a budget as well
